Driving Great Property Management Through Training

Great property management does not occur ally. Great property management is the product of careful planning and. One of the most effective ways to achieve great property management is through simple recurring training based on your business strategy priorities. Creating great training isn’t as challenging as the concept may seem.

Personally, I tend to rely on some of the lessons I learned from the Navy and United States Marine Corps. A simple “practice” approach can go far to assure a clear understanding of the best practices.

One of my favorite approaches to training is simulation of the day to day activities at the property. This can occur at two levels.

First, as the executive in charge or as the regional manager or as the owner, one good “simulation” approach is the “what if” approaches to questions and inspection. While visiting ask the staff what they might do given a varying set of requirements. Compare their answers to the outcomes you would expect. Again, offer immediate input on weaknesses. Note items that are particularly well done and consider how to expand this to the remainder of the organization.

Second, put together brief simulations of key activities. Put the staff through the paces executing these simulations. Over time, expand these to create more comprehensive testing, evaluation and training. Supplement these simulations with site inspections and audits. Keep in mind, that day to day activities may be demanding but brief recurring rotating training to create consistent operational performance. These efforts will consolidate operational gains, will identify improvement opportunities, and will create an environment founded in excellence.

Perhaps as important as the actual results, this approach will create a sense of teamwork, create a common purpose, impress the investors and customers you serve, and build the kind of team spirit any business should pursue.

The rotating brief inspections and training keeps the staff on their toes, improves their knowledge, and gives you a better sense of the depth and quality of the team you are building.
